Chicago-area pricing runs above national averages because of our freeze-thaw climate: deeper frost footings, freeze-rated plumbing, and a shorter build season all add cost. The construction type is the biggest single price driver.
- Vinyl liner: roughly $60,000-$85,000 installed. Lowest upfront cost; liners are replaced every 8-12 years.
- Fiberglass: roughly $65,000-$95,000 installed. Fast installation and low maintenance; sizes limited to shippable shells.
- Gunite / concrete: roughly $90,000-$150,000+. Fully custom shape, depth, and finishes; longest build time.
What pushes the price up (or down)
Two identical pools can differ by tens of thousands of dollars based on the yard they go into and what surrounds them. The big variables:
- Site work: access for excavation equipment, soil conditions, drainage, and slope
- Decking and patio: concrete, pavers, or travertine around the pool is often 15-25% of the project
- Equipment: heaters, automation, salt systems, UV sanitizers, and variable-speed pumps
- Water features: spas, tanning ledges, waterfalls, and lighting
- Fencing: Illinois requires barriers around residential pools; municipal codes vary by town
- Permits: Kane County and municipal permits add fees and lead time — budget weeks, not days

Timeline: when to start planning
Vinyl and fiberglass installations typically take 6-12 weeks once permitted; gunite builds run 3-6 months. Permits and HOA approvals add lead time before any digging starts. If you want to swim next summer, start the design conversation in fall or winter — spring is when everyone else calls.
